Most prospective tenants search the internet prior to making a booking, therefore good quality professional photos will enhance the amount of viewings and interest the property receives. We recommend you consider professional photography for your property. These photos can be used now and for future use between tenancies.

The Application Process
At Wilson Property we pride ourselves on our detailed and comprehensive application process that aims to find you the best tenant possible. Our tried and tested procedures ensure this is achieved consistently.
Our proven selection process is summarised as follows:
– If a prospective tenant wishes to view your property they are required to complete our comprehensive Tenancy Application Form. This form requires each applicant to provide employment confirmation, proof of identity, rental history details (if applicable) and three professional references.
– Once an application has been approved by a Property Manager, we will then make an appointment to meet the prospective tenant/s at the property. This enables our Property Managers to accurately assess the tenant/s prior to the commencement of the formal application process. Our Agency will never give out the keys to your property, and a Property Manager will be present at all inspections.
– Finally, we will present any applications we have received to you for the final decision; no tenancy will go ahead without your consent.

Residential Tenancy Agreements
Once you have approved a tenant we ask that they make an appointment with a Property Manager at our office to sign leases and pay two weeks rent. This secures the property and becomes a legally binding agreement.
A Property Manager will take the time to go through the Tenancy Agreement with your tenants, answering any questions they may have. In order to ensure your tenants have read, agreed to and understand every clause of the lease we insist that each individual clause (including our Wilson Property “Additional Terms and Conditions”) be initialled by all parties.
In order to maintain your property to a consistently high standard it is crucial that a thorough Condition Report be compiled at the commencement of each new tenancy to record the current condition of the property, including extensive photographs of every aspect of your investment. This report will incorporate all fixtures and fittings, lawns, gardens, fencing and shedding.
Our Agency provides a Condition Report which we feel is the most detailed report on offer from any agency in the Latrobe Valley. A copy of this report, and the associated photographs, is held on file at all times.
Maintenance And Repairs
The Residential Tenancies Act 1997 Section 68 states that “a landlord must ensure that the rented premises are maintained in good repair”.
At the commencement of their tenancy our tenants are well informed of our Agency’s procedure for dealing with maintenance. They are asked to report any maintenance issues to our office as soon as they occur. Once we have received such a request we will ensure we have all the information regarding the problem and contact you to seek instructions. Should you request the works to be done, a quote provided or you wish to do the work yourself, we will carry out your instructions.
Our Agency has a specific procedure for dealing with Urgent Repairs when they occur out of office hours. This includes all public holidays and weekends. At the commencement of every new tenancy each tenant is informed of our protocol for dealing with afterhours urgent repairs. We provide them with our 1300 number which should only be used when the matter is urgent.
At Wilson Property it is our company policy to inspect your rental property in the fourth month of every new tenancy and six monthly thereafter (in accordance with the Residential Tenancies Act 1997). These property inspections are aimed at ensuring your tenants are maintaining the property in a caring and responsible manner.
After every Routine Inspection we will report to you regarding the general condition of the property, both internally and externally, as well as the manner in which the tenants are caring for the property. This report will also include photos of the property, where possible, for your records. If any maintenance items are reported during an inspection we will inform you immediately, and allow you to budget for larger expenses in the future should they be required. Once completed, Routine Inspection reports will available to view on your Landlord Private Portal.
A thorough understanding of the Residential Tenancies Act 1997 (plus any amendments) and its bearing on both the Landlord and Tenant is a must for all professional Property Managers.
As such, Wilson Property is a member of the Real Estate Institute of Victoria (REIV) and are regularly updated on court decisions or changes that affect the management of your property. Our staff also attend meetings and seminars to keep us abreast of issues within the industry that help us to be more efficient and competent as your Property Managers.
It is essential to have an approachable, reliable and quick thinking Property Manager who can deal with your tenants in a courteous manner. Having such Property Managers means your tenants are more likely to come in and discuss their concerns with our staff and we can suggest solutions rather than allowing the situation to escalate to a point where they may leave without notice or default on their rental payments.
Trust Account Records
Wilson Property offers you detailed statements and greater flexibility as all our services are fully computerised and funds will be cleared to you twice a month.
A statement itemising all rent collected and payment of any related invoices is emailed to you after every disbursement. Disbursement of rental monies collected is via Direct Deposit into your nominated bank account. Direct Deposit allows for the monies to be deposited as clear funds. Not only does our system allow for quick disbursement and accurate accounts of all funds but at the end of every financial year we provide you with a detailed EOFY statement to aid you when lodging a tax return. All this information is also available for you to access 24/7 via our online Landlord Portal.
Although our Property Managers have much experience in dealing with insurance matters relating to rental properties, we are not able to provide advice when it comes to choosing insurance. However, for the security of all parties we will not manage a property that does not hold current Building and Contents Insurance. Building Insurance is required to cover the structure of the property and Contents Insurance covers the floor coverings, window coverings and occasionally appliances, depending on the policy.
We also suggest that you look into “Landlord Protection Insurance” which generally covers such things as loss of rent or malicious damage. For your information we can provide the brochure AON Insurance Policy. We believe that this is a very thorough policy and we suggest this policy as a good reference point for choosing a policy, should you wish. Please ensure that you explore your insurance options with a trained insurance professional before making any decisions.
